I already called 811, why do I need your service?

That's a great first step! However, 811 only locates public utilities, which typically make up just 35% of buried lines. Our service focuses on finding the critical 65% of private utilities on your property (like sprinkler systems, private gas lines to a grill or pool, electrical lines to sheds, or sewer laterals) that 811 doesn't mark. Without knowing where these are, you're at risk of dangerous and costly strikes.

What types of underground lines do you locate?

This includes, but is not limited to, private electrical lines, gas lines, water lines (past the meter), communication cables, and metallic irrigation components.

My contractor said they'll handle finding the lines. Am I still liable if they hit something?

Yes, you, the homeowner, are ultimately liable for damages if a private utility line is struck on your property, regardless of whether you or a contractor is digging. Many contractors do not include private utility locating in their standard services to cut costs, leaving you exposed to potentially devastating financial and safety risks. Our service protects you from this liability.

How long does a typical private utility locate take?

Most residential locates are completed within our standard 90-minute (often times shorter!)service window. This allows our technicians sufficient time to thoroughly sweep your property and mark all accessible private metallic utilities. For larger or more complex properties, additional time may be required and is billed incrementally.

What happens after you locate and mark the lines?

Our technician will clearly mark all identified utilities on your property using paint and/or flags. They will then provide a detailed on-site briefing, walking you through the findings and explaining the layout of your private utilities. This empowers you with the knowledge to dig safely and proceed with your project with confidence.

Do I need to be home during the locate?

While it's beneficial for you or a representative to be present for the detailed site briefing after the locate is complete, you do not necessarily need to be home for the entire duration of the locating process itself, as long as our technicians have clear access to the property.

What if I don't know where my private lines are at all?

That's exactly why we're here! Many homeowners have no idea where their private lines run, as they're often installed after the home was built. Our service is designed to find these hidden lines and provide you with a clear understanding of what's beneath your property, eliminating the guesswork and mitigating your risk.

Do you guarantee that you will find every single line on my property?

We utilize advanced electromagnetic (EM) locating technology and highly trained technicians to precisely identify all accessible metallic utilities on your private property. Our EM service is incredibly effective and significantly reduces your risk of accidental strikes, all without breaking the bank. While EM excels at locating metallic lines, it generally cannot detect non-metallic pipes (like some PVC or concrete drainage) unless they have a tracer wire. If you require absolute 100% coverage for all types of utilities, including non-metallic lines, and don't mind the higher cost, you would need to seek a specialized Ground Penetrating Radar (GPR) locate service.

What if I accidentally hit a line even after your markings are present?

While our service significantly reduces the risk of accidental strikes, it's crucial to always dig carefully and respectfully around marked areas. Our markings provide a clear guide, but ultimately, the responsibility for safe excavation lies with the individual or contractor performing the digging. If a line is hit, stop immediately and contact 811 and the relevant utility company.

Will your locating process damage my lawn or property?

No, our electromagnetic (EM) locating process is entirely non-invasive. We use specialized equipment that works above ground, meaning there's no digging, drilling, or disruption to your lawn, landscaping, or property during the locate itself. We only mark identified utilities with temporary paint and flags.
